May 2012-2016 – Purchase of 62,000 square foot VONS supermarket location in Las Vegas, NV from Safeway Corporation at approximately 20% of the replacement cost. We sourced Sears Outlet as a tenant for the entire space without use of any brokerage firm in less than 4 months. We performed the entire TI per tenant specifications in a period of three months. We have a close relationship with the current tenant and other retailers and fitness facilities to back fill other vacant retail boxes. The Sears Outlet site sold at over 2.25X profit.
